Owners of rental property consistently state they want good quality tenants who will care for their home. One of the important steps getting this is a thorough screening Process. Their was a time that a handshake and a few calls would be sufficient, but not anymore. Dishonesty has gotten sophisticated and they perpetrators will not make it as easy as our friend here!
So if you before you turn over possession of your home worth 10’s or 100’s of Thousand dollars it is important to do a little homework. If your plan is to get a pay a stub and call the numbers given as employer and previous landlord, you should consider the hundreds of sites dedicated to making fake paystubs (remember Low Doc Loans) and the availability of disposable phones.
Pricing, What’s Included & How does it Work…
1) Initial Set up Fee: $75, with a Subsequent Use fee of $30.
2) Under our Screening Program you give, have them request or send your clients to our offices to complete / turn in an application.
3) Tenant does Pay an Application Fee of $35.
4) Applicants will be thoroughly screened based on Your Legal Approval Criteria.
5) Verification of Identity, Previous Address, Previous Landlord, Income & Employer.
a. We verify the information we are expected to verify. This is an important first step that others miss altogether. We do not want a tenants Friends or Families recommendations…We want an Owners or Real Estate Professional
b. How previous Rental homes were cared for
c. Criminal History
d. Credit History
e. Income / Employment
f. Bank Account Information: i.e. Overdraft & Insufficient Check History…Just like the Mortgage Companies & Major Retailers, we know that a checking account can sometimes be more informative than a Credit Report!
Finally, you review the application report, a copy will be provided to the tenant as well. You can decide to approve or deny the application, or to make an exception based on your legal criteria. Then as normal you sign your standard lease & make all arrangements for occupancy managing the relationship personally. We simply help ensure on paper your prospective tenant is who they claim to be.
